At Yucatán Real Estate Group we believe that true luxury is never confined to bricks and mortar—it is knowing that every decision is guided by precision, discretion and excellence.
We don’t sell residences; we help create life destinations in Mérida.
Our philosophy springs from an uncompromising principle: to craft real estate experiences that transcend the transaction. We see our services as a work of art—valued for its timelessness, impeccable aesthetics and absolute certainty.
We are Mérida residents ourselves; our bilingual team draws upon deep local knowledge and a network of trusted developers, attorneys and financial advisors to ensure that your journey is seamless and transparent, whether you are buying a home or building a legacy.
We believe in elegance that inspires trust, in details that elevate everyday living, and in transparency that turns an investment into lasting heritage.
Our promise is unwavering: zero surprises, only excellence.
Choosing Mérida isn’t simply acquiring a property—it’s claiming a lifestyle designed to endure, supported by a team that treats your goals with the same care we would our own.

REFERRAL NETWORK
Yes. Foreigners can buy property in Mexico, including Mérida. If buying in the “restricted zone” (within 50 km of the coast or 100 km from the border), ownership is through a Fideicomiso (bank trust). This allows full property rights like living, selling, or renting
A Fideicomiso is a trust agreement with a Mexican bank where the foreign buyer is the beneficiary.
Costs (2025 examples): Permit ~19,000 MXN, Bank setup ~USD $500, Annual fee ~USD $500.
It allows expats to own property legally in restricted zones. If you become a Mexican citizen, you can later hold the title directly
Real Estate Agent – We will help you until you find the right property.
Attorney – Ensures legal protection.
Bank – Manages Fideicomiso.
Notary – Registers the property transfer with the Mexican government.
Mérida Centro – Colonial homes, walkable lifestyle, cultural immersion.
Mérida Norte – Modern homes, gated communities, family-friendly.
Beach towns (Progreso, Telchac, Chicxulub, etc.) – Relaxed coastal lifestyle but higher property maintenance
We don't directly offer any other services but have set up a network of all the providers our clients may need. Property Managers, Builders, Financial Advisors, Immigration Attorneys etc.
